Is this a pre-approval?

No. It's an estimate based on what you enter and standard lending guidelines. A pre-approval needs a full application, a credit check and documents. When you're ready, a licensed loan officer can turn your numbers into one.

Does it check my credit?

Where does the listing data come from?

The link tells us which house it is. Price, HOA and listing details come from licensed MLS data, the tax bill from county public records, and the flood zone from FEMA's flood maps.

Why is the payment higher than the listing shows?

Listing sites usually use the seller's current tax bill, a low insurance estimate and 20% down. After you buy in Florida, taxes are recalculated at your purchase price, and insurance and mortgage insurance are priced for you.
